Non-Working Garage Door Opener
This common issue has an easy fix – simply applying lubricant to chain or screw drive garage door openers. Use a silicone lubricant or specialized garage door spray lubricant to the full length of the garage opener, and remove any extra dripping excess.
Loud Grinding Noise
This can be caused by loose or broken hardware, which can also be simply treated with lubrication in the method described above.
Cracking or Gapping
This common issue often occurs with wooden garage door. Use a waterproof sealant, caulk, or filler to fill in the cracks.
Cracking Weather Sealant
Sealant keeps water out, seals up air leaks, and minimizes street noise. If your sealant is broken or if you see any seams or cracks, you will have to remove the old weather sealant and install a new one; sealants are easy to purchase at any local home improvement store.
Garage Doors that Open a Tiny Bit and then Close
You will have to replace the springs at the upper part of the door. It may be possible to only replace broken springs if you’ve replaced your broken garage door springs at some point within the last three years. However, it’s honestly a cheaper fix to simply replace all of the springs at once.
Door that Closes and then Opens right Away
This is likely due to a misalignment of your garage door photo-eye. See if it’s working properly, as signaled by a flashing green light. Check if there’s any garbage, dirt, or other obstructions blocking the photo eye. Measure from the floor to the center of a photo eye, and from the wall to the center of the photo eye – and ensure that the other photo eye matches these distance proportions.
